Overview

CHA Tech Services (CHATS) is currently seeking a Project Manager for our Albany, NY office. The Project Manager will be responsible for the overall management and oversight of all aspects of the project from development, through engineering, construction and project close-out. Primary functions include interfacing with the client and managing the project team effectively and efficiently to complete projects within the scope, budget and schedule. The Project Manager is responsible for managing the overall client relationship including any technical, financial or logistical issues that may arise.

Responsibilities

  • Assists business development team to develop a project’s scope of work, schedules and costs for proposal submission to client.
  • Coordinates all project plans, specifications, and the contracts with owner, subcontractors, purchase orders, daily correspondences, shop drawings, and all other project related documents.
  • Maintains a set of contract documents that contains all the current contract changes and clarifications.
  • Develops a comprehensive project schedule and communicates updates to the owner, management, project team and vendors.
  • Manages project completion through project scheduling, expediting of material deliveries and the management of the material and document submittals/approvals.
  • Exercises judgment and discretion to maintain the project schedule while maintaining a safe workplace.
  • Conducts monthly owner progress meetings with client and provides progress reports with supporting documentation that details all project progress to date.
  • Daily communication with project team to ensure project is being delivered as effectively and efficiently as possible per the contract documents.
  • Manages all project financials including budget, forecast, cash flow, AP/AR and subcontractor billings/payments. Manages projects to maintain positive cash flow throughout its life cycle.
  • Manages entire subcontractor bid processes including development of subcontractor/supplier bid packages, conducting bid meetings, reviewing subcontractor proposals, exercising independent judgment in selecting appropriate subcontractor(s) and executing subcontractor purchase orders.
  • Oversees site specific health & safety program in accordance with applicable policies and procedures, OSHA requirements, local, state and federal laws.

Qualifications

  • 5-7 years of relevant project management experience with a construction background.
  • Bachelors in Engineering or Construction Management or related field is required or equivalent professional experience is required.
  • Experience with industrial and/or heavy commercial projects ranging in size from $1M to $10M.
  • Proficiency in Microsoft Office and Microsoft Project is required.
  • Must demonstrate problem-solving skills, the ability to exercise discretion and the ability to make independent judgments.
  • Travel may be required based upon location of the project sites.
  • Valid driver’s license required.
