CHA Tech Services LLC (CHATS), the construction services affiliate of CHA Consulting, Inc., is currently seeking an Engineer, Construction or Architectural Degreed Project Manager to support our Warehouse & Distribution project portfolio at various US locations.

The Project Manager will be responsible for the overall management and oversight of all aspects of the project from development, through engineering, construction and project close-out. Primary functions include interfacing with the client and managing the project team effectively and efficiently to complete projects within the scope, budget and schedule.

The Project Manager is responsible for managing the overall client relationship including any technical, financial or logistical issues that may arise. Technical experience in managing PEMB, Precast and Tilt Wall projects in conjunction with racking and ASRS automation solutions in a design/build environment is essential.


  • Responsible for meeting the client’s needs and addressing issues that arise during the project.
  • Responsible for developing a comprehensive project schedule and communicating updates to the owner, management, project team and vendors.
  • Manage project completion through project scheduling, expediting of material deliveries and the management of the material and document submittals/approvals.
  • Exercise judgment and discretion to maintain the project schedule while maintaining a safe workplace.
  • Responsible for coordination of all project plans, specifications, and the contract with owner, subcontractors, purchase orders, daily correspondence, shop drawings, and all other project related documents.
  • Maintain a set of contract documents that contains all the current contract changes and clarifications.
  • Conduct monthly owner progress meetings with client and provide progress reports with supporting documentation that details all project progress to date.
  • Daily communication with project team so that the project is being delivered as effectively and efficiently as possible per the contract documents.
  • Responsible for all project financials including budget, forecast, cash flow, AP/AR and subcontractor billings/payments. Manage project to maintain positive cash flow throughout its life cycle.
  • Prepare and submit schedule of values and application for payment to client.
  • Review, manage and approve all subcontractor payments.
  • Manage entire subcontractor bid process including development of subcontractor/supplier bid packages, conducting bid meetings, reviewing subcontractor proposals, exercising independent judgment in selecting appropriate subcontractor(s) and executing subcontractor purchase orders.
  • Oversee site specific health & safety program in accordance with applicable policies and procedures, OSHA requirements, local, state and federal laws.
  • Responsible for preparation and submission of project close-out package with client. Project Manager shall also coordinate the archiving of CHATS’s project records.
  • Work with project team to confirm complete and accurate set of as-builts are being maintained during construction.



A Bachelor’s degree in engineering, construction, or related field is required; or equivalent professional experience.

Experience and Qualifications:

  • 5 years of relevant project management experience with a construction background.
  • Experience with Warehouse & Distribution projects ranging in size from $1M to $20M.
  • Must demonstrate problem-solving skills, the ability to exercise discretion and the ability to make independent judgments.
  • Travel may be required based upon location of the project sites.
  • Proficiency in Microsoft Office suite, including Microsoft Project.
  • Demonstrates strong project management qualities and has excellent knowledge of project management processes.
  • An articulate and persuasive communicator, both one-on-one and in front of large groups.
  • Ability to handle holding critical conversations with internal and external clients.
  • Collaborative and highly adept at building and maintaining effective working relationships throughout the organization.
  • Strong financial acumen including accounting processes, project budgeting, forecasts and cash management.
  • Ability to understand and interpret client’s contracts.
  • Strong ability to work in a team environment.
  • Professional, dedicated and focused.
  • Must provide a high level of service and responsiveness to client and co-workers.
