Overview

CHA Tech Services LLC (CHATS) is currently seeking a Construction Project Manager I for our client site located in Selkirk, NY just south of Albany, NY.

Responsibilities

  • Responsible for meeting the client’s needs and addressing issues that arise during the project.
  • Work in a team setting to assist in project scope development and cost estimation.
  • Review engineered drawings for accuracy and constructability.
  • Prepare bid documentation and proposal; review scope and bid work to contractors of all trades.
  • Award winning contracts and conduct pre-construction planning meetings.
  • Coordinate with customer and contractors to effectively schedule work’ prepare daily work permits for the contractors.
  • Make daily visits to the job site to verify that the work is progressing in a safe and efficient manner.
  • Accountable for overseeing project safety practices of subcontractor(s), including Preconstruction Safety Plan and managing subcontractor’s safety plans.
  • Exercise discretion and judgment to provide client with viable potential for value engineering opportunities to reduce cost, complexity and construction schedule.
  • Responsible for developing a comprehensive project schedule and communicating updates to owner, management, project team and vendors.
  • Responsible for all subcontractors, purchase orders, daily correspondence and all other project related documents.
  • Lead resolution process for construction related problems/issues.
  • Conduct owner progress meetings with client and provide progress reports.
  • Responsible for all project financials including budget, forecast, cash flow, and subcontractor billings/payments; manages project to maintain positive cash flow throughout its life cycle; reviews and approves all subcontractor payments.
  • Responsible for preparation and submission of project close-out package with client.

 

Qualifications

 Requirements:

  • At least 2 years of experience construction projects management required.
  • Experience overseeing electrical and/or mechanical projects on a construction site required.
  • Experience writing effective proposals and scopes of work required.
  • Understanding of principles, methods and techniques of commercial / industrial construction required.
  • Experience in Microsoft Office suite required,
  • Ability to create, review, and adjust projects schedules required.
  • Experience with  Microsoft Project or Primavera required.
  • Strong ability to work in a team environment required.
  • Good verbal and written communications skills required.
  • Ability to provide high level of service and responsiveness to client and co-workers required.
  • Willingness to assists a more senior Project Manager on larger or more complicated projects.
  • Ability to work outdoors in different weather conditions and physically navigate a construction site required.
  • Valid US driver’s license required.

 

Preferred Qualifications:

  • Bachelor’s degree strongly preferred
  • Experience including accounting processes, project budgeting, forecasts and cash management preferred
