Overview

CHA Tech Services (CHATS) is currently seeking a Construction Project Manager for our Albany, NY office.

 

The Project Manager will be responsible for the overall management and oversight of all aspects of the project from development, through engineering, construction and project close-out.  Primary functions include interfacing with the client and managing the project team effectively and efficiently to complete projects within the scope, budget and schedule.  The Project Manager is responsible for managing the overall client relationship including any technical, financial or logistical issues that may arise.  

 

Responsibilities

  • Responsible for meeting the client’s needs and addressing issues that arise during the project.
  • Responsible for developing a comprehensive project schedule and communicating updates to the owner, management and project team; manages project completion through project scheduling, expediting of material deliveries and the management of the material and document submittals/approvals; exercises judgment and discretion to maintain the project schedule while maintaining a safe workplace.
  • Responsible for coordination of all project plans, specifications, and the contract with owner, subcontractors, purchase orders, daily correspondence, shop drawings, and all other project related documents; maintains a set of contract documents that contains all the current contract changes and clarifications.
  • Conducts regular monthly owner progress meetings with client and provide progress reports to project team. 
  • Communicates daily with project team so that the project is being delivered as effectively and efficiently as possible per the contract documents.
  • Responsible for all project financials including budget, forecast, cash flow, AP/AR and subcontractor billings/payments; manages project to maintain positive cash flow throughout its life cycle.
  • Prepare and submit Schedule of Values and Application for Payment to client.
  • Reviews, manages and approves all subcontractor payments.
  • Manages entire subcontractor bid process including development of subcontractor/supplier bid packages, conducting bid meetings, reviewing subcontractor proposals, exercising independent judgment in selecting appropriate subcontractor(s) and executing subcontractor purchase orders.
  • Oversees site specific health & safety program in accordance with applicable policies and procedures, OSHA requirements, local, state and federal laws.
  • Responsible for preparation and submission of project close-out package with client; coordinates the archiving of CHATS’s project records.
  • Works with project team to confirm complete and accurate set of as-builts are being maintained during construction.
  • Provides a high level of service and responsiveness to client and co-workers.
  • Demonstrates problem-solving skills and exercises discretion; makes independent judgments.
  • Travel may be required based upon location of the project sites; we expect the majority of travel to be local.

Qualifications

Requirements:

  • 5 years of construction project management experience required.
  • Experience with industrial and/or manufacturing facility projects from $1M+ required.
  • Experience in Microsoft Office suite, including Microsoft Project required.
  • Experience understanding and interpreting client’s contracts required.
  • Strong ability to work in a team environment required.
  • An articulate and persuasive communicator, both one-on-one and in front of large groups required.
  • Ability to handle critical conversations with internal and external clients required.

Preferred Qualifications:

  • A bachelor’s degree in engineering, construction or related field or equivalent professional experience preferred.
  • Experience managing the project accounting processes to include project budgeting, forecasts and cash management preferred.
