    CHA Tech Services LLC (CHATS) is currently seeking a Project Manager II - Construction for our client site located at in Waterford, NY.

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    • Responsible for meeting the client’s needs and addressing issues that arise during the project conception.
    • Works in a team setting to assist in project scope development and cost estimation; defines or assists in defining scope.
    • Hires engineering firm(s); holds facility meetings with engineering firm(s) and client employees; conducts owner progress meetings with client and provide progress reports daily.
    • Develop/present budget and scope for approval to client management, local and/or global council depending on project cost.
    • Work with other internal groups to develop Management of Change documents.
    • Coordinate building permits as required.
    • Review engineered drawings for accuracy and constructability.
    • Order all construction materials and components, control inventory.
    • Write Health and Safety Plan (HASP)(s).
    • Meet with procurement to review bid package, large ticket purchases or leases; prepare bid documentation and proposal; review scope and bid work to contractors of all trades.
    • Award winning contracts and conduct pre-construction planning meetings.
    • Responsible for developing a comprehensive project schedule and communicating updates to owner, management, project team and vendors.
    • Responsible for all subcontractors, purchase orders, daily correspondence and all other project related documents.
    • Responsible for all project financials including budget, forecast, cash flow, and subcontractor billings/payments; manages project to maintain positive cash flow throughout its life cycle; reviews and approves all subcontractor payments.
    • Responsible for preparation and submission of project close-out package with client.

    EDUCATION AND LICENSURE

    • Bachelor's degree preferred (but not required) in construction management or engineering, or related.

    SKILLS, EXPERIENCE AND QUALIFICATIONS

    • At least 5 years of experience with construction project management required.
    • Experience writing effective proposals and scopes of work required.
    • Understanding of principles, methods and techniques of commercial / industrial construction required.
    • Experience overseeing civil, architectural, electrical and/or mechanical projects in an active construction site required.
    • Experience using Microsoft Office required.
    • Ability to create, review, and adjust projects schedules required.
    • Experience including accounting processes, project budgeting, forecasts and cash management required.
    • Strong ability to work in a team environment required.
    • Good verbal and written communications skills required.
    • Ability to provide high level of service and responsiveness to client and co-workers required.
    • Ability to work outdoors in different weather conditions and physically navigate a construction site required.
    • Valid US driver’s license required.
    • Knowledge of SAP is a plus.
    • Experience managing union trades preferred.
