CHA Consulting, Inc. is currently seeking a Construction Sr. Project Manager to join our Commercial & Institutional – PM/CM Team at our office in Brooklyn, NY or Colonie, NY.

We provide the necessary tools and skillset to effectively manage construction projects from schools and apartment buildings to municipal buildings and warehouses.

 

At CHA, the Construction Sr. Project Manager works diligently to complete projects within the scope, budget and schedule while thoroughly understanding all project risks and applicable financial measures. This senior, key role is responsible for managing the overall client relationship including any technical, financial or logistical issues that may arise. Our Construction Sr. Project Managers are skilled collaborators who are experts at problem solving and adapting and staying calm under pressure. This individual sells and develops work with specific clients, ultimately leading to a “seller/doer” dual role.

 

Our Construction Sr. Project Managers are leaders in identification of target market areas and marketing plan development. The professional in this role clearly and successfully communicates updates to the client, management and project team, as well as prepares for and attends monthly project review meetings with operations. The Construction Sr. Project Manager plays an important role in setting visions and strategies for other Project Managers and understands the professional goals of others.

 

Specific duties:

  • Provide the administration and coordination of activities for the design and construction of complex and highly visible construction and modernization projects that are overseen by city, county, and state agencies in NYS and NYC. Coordinate all project activities between project Owner, A/E, and Contractors.
  • Participate in the development and implementation of project procedures and policies including Project Labor Agreements (PLA). Work with architect/engineers regarding the interpretation of contract documents, shop drawing submittals/approvals and change orders as required. Issue directives to architects, engineers, and contractors to enforce contract. Resolve issues identified during field visits made by architects, engineers, and construction management.
  • Monitor schedules and take appropriate actions to ensure that project is completed on schedule and within approved cost limitations. Make decisions on phasing and scheduling and ensure preparation of schedules for planning, design, and construction. Intervene when necessary to ensure timely completion of project work.
  • Review contractors claims or disputed work and advise senior management as to appropriate action. Use independent judgment to make on-site change order decisions and negotiate with contractors. Advise Owner regarding the necessity for the assessment of liquidated damages and other contractual enforcement mechanisms, including default. Knowledge of NYS and NYC claims process and liquidated damages is desired.

REQUIREMENTS

  • Bachelor’s Degree in engineering, construction management, architecture, science, planning, engineering management or a related degree is required; Master’s Degree preferred
  • A minimum of 10 years of experience required; a minimum of 8 years of project management experience required
  • Project Management experience on projects valued at $20M or larger
  • NY State agency experience (OGS, DASNY, DDC, Port Authority)
  • Demonstrated experience in managing client relationships
  • Experience understanding and interpreting client contract requirements
  • Ability to track and oversee multiple projects required
  • Experience utilizing problem-solving skills, exercising discretion, and making independent judgments required
  • Experience managing project accounting processes to include project budgeting, forecasts and cash management required
  • An articulate and persuasive communicator with the ability to adapt communication style to suit various audiences
  • Knowledge of MS Project and/or Primavera P6 preferred
  • Ability to travel is required

SALARY RANGE:

$150,000 - $180,000

 

Salary is based on a variety of factors, including, but not limited to, qualifications, experience, education, licenses, specialty, training, and fair market evaluation based on industry standards.
